About our commercial sealant in Mayfair

For a rental portfolio, resealing between tenants keeps bathrooms and kitchens presentable. Several addresses can be quoted together to keep things simple. Common call-outs are for mouldy bathrooms flagged at a tenancy check and water marks on ceilings under bathrooms, on rental portfolios, retail & leisure sites and student & care accommodation.

In London, a commercial job often starts with access: loading bays, building rules and lifts. For a building in Mayfair, we agree timings and access before anything starts, and room-by-room programmes can be planned where needed.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Water coming from plumbing rather than sealant
  • Fire risk assessments or certification
  • Water damage behind the tiles that needs a tiler or builder

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Why deal with it now?

Sealant is easy to forget until an audit or inspection is due. Booking it in good time leaves room for the cure time before the visit, without a last-minute rush. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Mayfair, the repair is bigger than the sealant job would have been.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Why choose Mr Mastic in Mayfair

  • We never seal over old sealant
  • Arbo and Everbuild products
  • Full insurance on every job
  • An ARBOMaster approved applicator

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What the job involves on each surface

Office washrooms & kitchens

Kitchen and tea point joints are degreased and resealed, using a food-safe sealant by sinks where it’s needed.

Hotel bathrooms

Guest bathrooms are resealed room by room or in batches, so most rooms stay available. Housekeeping get a cure time for each room.

Mayfair: your questions answered

Can parking be tricky for a visit in Mayfair?

Parking in Mayfair, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you work for landlords with property near Bond Street station?

Yes. We work for letting agents and landlords as well as householders. You can phone 0345 464 0079 or email us with the details for a clear quote.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can you work outside opening hours?

Out-of-hours work and early starts can be arranged. Let us know your hours when you get in touch.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Add sealant to your planned maintenance checks
  • Schedule work around occupancy
  • Keep extractor fans working and serviced
  • Pass on the cure time to whoever cleans the rooms

Ask staff to report splits or lifting sealant early. Catching one split early can save a leak later.

Watch for the warning signs: mould, splits, peeling corners or water marks downstairs. Any of these means the joints need attention.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes as long as the scope needs, from one welfare room to a full building, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Mayfair. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Joints are dried, then resealed and tooled neatly.
  5. We let your team know the cure time for every area.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work
