- Discoloured grout on otherwise sound tiles
- Kitchen splashback grout stained by grease
- Floor grout that won’t come clean
Regrouting for homes and businesses in Mayfair
If you’ve been scrubbing grout that will not come clean, the discolouration has generally soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. Typical jobs include cracked or crumbling grout lines and dirty, worn grout on a tiled floor, on bathroom wall tiles, tiled floors and kitchen splashbacks.
Hard London water leaves limescale on sealant, grout and taps alike. For a bathroom or kitchen in Mayfair, getting the joints right keeps water where it belongs and the room looking clean.
A 12-month guarantee comes as standard.

Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Quotes for regrouting in Mayfair
We quote each job individually. This is what makes a difference:
- Any working-time requirements on site
- Any mould that needs treating
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Asking for a quote
To make quoting easier, let us know:

What the job involves on each surface
Shower walls
A shower wall is soaked daily, so its grout takes the most punishment. It’s often the first place grout washes out.
Bathroom wall tiles
Splash areas around basins and baths stain first. We can do part of a wall or all of it.
Why act early in Mayfair
It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. In a flat in Mayfair, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email.

Questions from Mayfair
I live in a flat in Mayfair. Can a failed seal leak into the flat below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
I let a flat near Bond Street station. Can you help?
Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
How long should I wait before showering?
You’ll get a clear time from us before we go. The grout and sealant both need to cure before the shower is used.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
Do you guarantee regrouting?
You get our 12-month guarantee on every job, and we are fully insured.
What if some of my tiles are loose?
Tiles that have come away need sorting first. We will point them out at the start.
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- A leaking wet room membrane
- A structure that flexes behind the tiles
- Tiles that are chipped or split
If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.
What we seal
- Shower walls
- Kitchen splashbacks
- Bathroom floors
- Wet rooms
- Bathroom wall tiles
- Tiled floors
How to look after the new joints
Aftercare is simple:
- Run the extractor fan during and after a shower
- Check the corner silicone every few months
- Skip wire brushes and scourers
- Keep harsh bleach and acid cleaners off the grout
Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.
How the visit works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to a full day, depending on the area in most cases. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- We start by checking the tiles for any that are loose or hollow.
- Old grout is raked out to a consistent depth without chipping the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Before we arrive
- Let us know about parking restrictions
- Mention any sign-in or site rules at work premises
- Tell us about any water getting in

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. Mayfair has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
As a London address, Mayfair can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as LITE Regal International School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Bond Street station, stained grout drags a rental down, and regrouting between lets puts that right.
