Bathroom resealing for homes and businesses in Brentford
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with lumpy, uneven sealant from a DIY attempt and water getting behind the bath panel, we can help.
In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.
A one-year guarantee comes as standard.

- A leaking waste, trap or valve
- Failed grout lines across the wall
If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.
What we seal
- Sinks & splashbacks
- Basins & vanity units
- Shower trays & enclosures
- Kitchen worktops & upstands
- Wet rooms
- Baths
Surface by surface
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and if the tray needs refixing, we will say so.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Landlord and commercial work in Brentford

When to call us in Brentford
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
Keep an eye out for any of the following:
- Shrunken sealant along the back of a worktop
- New sealant laid over old sealant that is now lifting
- A bead that has pulled away from the tiles
- Water getting behind the bath panel
If you look after a building such as St Paul's CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Questions to ask before booking
- How hidden problems are handled
- How much experience the applicator has
- What preparation is included
- Whether the sealant suits the joint
Brentford questions
Do you work in hotels near Brentford?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can parking be tricky for a visit in Brentford?
Parking in Brentford, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
Will you leave a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we are done.
Do you reseal kitchen worktops and sinks too?
Yes. Next to the sink we use a food-safe product where it’s needed.
Where do you work from?
We work from Crawley. We cover Brentford and the rest of Greater London, along with the rest of our area.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
What affects the quote in Brentford
We quote each job individually. This is what makes a difference:
- Which sealant suits the joint
- The number of rooms or windows
- The old material and how stubborn it is
- Any mould that needs treating
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.
What we need to know
Photos help, but a description is a good start. Please mention:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Where the property is
- If it’s domestic, commercial or a hotel
