Bathroom & kitchen resealing in Spring Grove, Greater London
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Spring Grove and across Greater London. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- New sealant laid over old sealant that is now lifting
- Water escaping at the shower enclosure
- A bead that has pulled away from the tiles
Bathroom resealing in Spring Grove, done properly
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you have leaks into the floor or ceiling below and a joint torn by a bath that flexes, we can help, on basins & vanity units, shower trays & enclosures and kitchen worktops & upstands alike.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Spring Grove more than a cosmetic job.
Your job is guaranteed for a year, as with all our work.

What we can’t put right
To be straight with you, some problems need a different trade:
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
- Cracks in the tray itself rather than the joint
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think.

Different surfaces, different methods
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Sinks & splashbacks
Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.
DIY versus a professional finish
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What happens on the day
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Your questions about bathroom resealing in Spring Grove
Can you help a landlord with a rental near Isleworth station?
Yes. We work for landlords and letting agents as well as homeowners. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.
Is parking an issue for bathroom resealing in Spring Grove?
Parking in Spring Grove, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
What do you need from me for a quote?
Tell us what needs doing and where. If we need more, we’ll ask.
How long before the new sealant can get wet?
After around 24 hours in most cases. We will tell you the cure time for the product we used.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Can you do several jobs on one visit?
Yes, we can. More than one area can be quoted together.
Bathrooms and kitchens in Spring Grove
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London’s water is hard, so limescale builds up on sealant, grout and fittings.
In the older streets around St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Isleworth station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Why act early in Spring Grove
Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Spring Grove.
What it costs depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

When to call us in Spring Grove
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
The most common problems we see are:
- Water getting behind the bath panel
- Failed sealant on the screen profile
- A bead that has pulled away from the tiles
- Gaps between the worktop and the wall
Spring Grove is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
What your quote should include
- When the joint can take water or movement
- Who does the work, and how experienced they are
- What happens if the job turns out different
