Managing a site like The Green School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Brentford End is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Letting a property close to Syon Lane station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Bathroom resealing for homes and businesses in Brentford End

A bead that has gone black, split or come away is worth sorting before it lets water through. A photo of the joints helps when you phone 0345 464 0079 or email us, and you’ll get a clear quote before any work starts. We work on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about failed sealant on the screen profile and new sealant laid over old sealant that is now lifting.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Brentford End are no different.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What happens on the day

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job. In Brentford End, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

FAQs for Brentford End

Do you work for hotels and guest houses in Brentford End?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can parking be tricky for a visit in Brentford End?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Where are you based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and you will get one quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Cracks in the tray itself rather than the joint
  • Damage behind the tiles that needs a tiler
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Sinks & splashbacks
  • Kitchen worktops & upstands

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • When we can work, for business premises
  • Mould in or behind the old joints
  • How easy the joints are to reach

Leaving a failed joint usually makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • A few photos by email, if you can
  • Whether it has been sealed before
  • The address or postcode of the job

Want a quote for bathroom resealing? Please call 0345 464 0079 or send us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

How to look after the new joints

To keep the joints looking good and working properly:

  • Wipe the sealant dry after showering
  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

For landlords and businesses

If you manage several properties in or around Brentford End, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured.
