Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Bathroom resealing in West Twyford, done properly

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, basins & vanity units and wet rooms, and common reasons people get in touch are leaks into the floor or ceiling below and leaking joints on a shower screen.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. Small, steamy rooms are where mould gets into sealant and grout fastest.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or email us.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We look at:

  • Any mould that needs treating
  • When we can work, for business premises
  • Which sealant suits the joint
  • How many areas need sealing

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that is easy
  • Roughly how big the job is

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Surface by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

What bathroom resealing looks like in West Twyford

London has hard water, so limescale builds up on sealant, grout and fittings. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.

Rented homes near Stonebridge Park station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like West Twyford Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What happens if it’s left?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

West Twyford questions

Can you help a landlord with a rental near Stonebridge Park station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Can parking be tricky for a visit in West Twyford?

Parking in West Twyford, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can I choose the colour of the sealant?

You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

What happens on the day

Every visit runs the same way: we check the joints, protect the area around them, do the work and tidy away. It usually takes half a day or less for one room, longer when the kitchen is included. In West Twyford, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
