Bathroom resealing across HA6: what to expect
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across HA6. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on wet rooms, sinks & splashbacks and baths, and the jobs we see most are black spots spreading through the bead and cracked, shrunken or lifting silicone.
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

What’s near Eastbury
In Eastbury, that means homes and buildings near Emmanuel Church, Eastbury Farm Primary School and King George V Playing Fields, among other places. Nearby too are St Martins School Northwood (0.8 miles west) and Heathrow Aviation Engineering UTC (1.2 miles south). For rail, the closest station is Carpenders Park station, about 1.4 miles east. Well-known places in the area include Northwood and Pinner Cottage Hospital (1.2 miles south) and Harlequin Centre (2.6 miles north). Not far away are Harrow Weald Common and Tumbling Bay.
Where we work in HA6
Homes across HA6 range from older properties to new builds, with plenty of rented property in places like Ruislip, Pinner Green and South Oxhey. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in HA6, surfaces are cleaned back properly before new sealant goes in.
Eastbury: Letting a property close to Carpenders Park station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Emmanuel Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Cracks in the tray itself rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
- A leaking waste, trap or valve
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Squeegee the walls and tray after use
- Use gentle cleaners on the silicone
- Run the extractor fan during and after every shower
- Keep an eye on the corners, where splits start
Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Landlord and commercial work in HA6
We also work for property managers and facilities teams in HA6 and across Greater London. Several sites can go on one quote.
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Why act early?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove.

FAQs for HA6
Can you reseal around my kitchen sink and worktop?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Are you fully insured?
Yes, we’re fully insured.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Can you get rid of the black mould in my sealant?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
