Belmont questions
Do you work for landlords with property near Harrow & Wealdstone station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or email us with the details for a clear quote.
Could a tired shower seal in my Belmont flat affect the neighbours below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Can I choose the colour of the sealant?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us.
Is the work guaranteed?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Do you have insurance?
Yes. Full insurance covers our work.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
Bathroom resealing in Belmont
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Common call-outs are for black spots spreading through the bead and a joint torn by a bath that flexes, on basins & vanity units, shower trays & enclosures and kitchen worktops & upstands.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What we cannot put right
Before you book, it’s worth knowing the limits too:
- Cracked or missing grout between tiles (that’s regrouting)
- Movement from a bath with loose feet or no proper support
- Loose or hollow tiles, or failed tanking behind them
If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Clean with a mild bathroom cleaner and a soft cloth
- Do not leave water standing on kitchen joints
- Run the extractor fan during and after every shower
- Keep bottles off the sealant line
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or drop us an email.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
What happens on the day
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints
- Mention if the joints have been sealed before

Advice
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Leave it or put it right?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Belmont.
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

When to call us in Belmont
Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
The problems people generally mention when they call are:
- Gaps between the worktop and the wall
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
- Cracked, shrunken or lifting silicone
For site and facilities teams at buildings such as St Joseph's Catholic Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Questions to ask before you book
- Is the old sealant removed completely?
- Who does the work, and how experienced they are
- What product goes in the joint
- What guarantee comes with the work
Belmont homes and their sealant
London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
Belmont is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you let a flat or house near Harrow & Wealdstone station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Different surfaces, different methods
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
