Our bathroom resealing service in HP5

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Common call-outs are for black spots spreading through the bead and water getting behind the kitchen upstand, on wet rooms, kitchen worktops & upstands and baths.

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Near you in Chesham

Typical jobs here are in homes near The Jolly Sportsman pub, Elmtree Infant and Nursery School and Chiltern Hills Academy and the streets around them. For rail, the closest station is Amersham station, about 2.6 miles south. A little further out are Amersham Hospital (3.4 miles south) and Hawridge Court (2.2 miles north). Not far away are Sands Bank.

Where we work in HP5

HP5 has homes of every age, old and new, and in places like Chesham, Pond Park and Chesham Bois there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in HP5, joints are cleaned back properly before anything new goes in.

Chesham: Schools such as Elmtree Infant and Nursery School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Amersham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Look for lifting corners and small gaps now and then
  • Move toiletries away from the joint
  • Use gentle cleaners on the silicone
  • Avoid abrasive pads on the sealant

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

How the job changes by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

What sealant work can’t fix

To be straight with you, there are a few things sealant will not fix:

  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded
  • Cracked or missing grout between tiles (that’s regrouting)

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The type of sealant required
  • Whether the work is at height
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • The problem you’ve noticed
  • Photos by email, if that’s easy
  • The type of property
