Common questions in Hawridge

Is Hawridge within the area you cover?

Yes. Hawridge is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Berkhamsted station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Bathroom resealing for homes and businesses in Hawridge

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. If you have a bead that has pulled away from the tiles and water getting behind the kitchen upstand, we can help, on baths, kitchen worktops & upstands and sinks & splashbacks alike.

Somewhere as small as Hawridge, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Bathrooms and kitchens in Hawridge

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Berkhamsted station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Hawridge and Cholesbury Church of England School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Hawridge is about 3 miles west of Berkhamsted, in Buckinghamshire. Jobs in Hawridge get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. We cover 263 towns and villages across Buckinghamshire, from the larger towns to small villages. Our Reading page covers work nearby (26 miles or so).

What we cannot put right

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Cracks in the tray itself rather than the joint
  • Water getting in through the grout rather than the sealant
  • A bath or tray that moves because it is not properly supported

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

What we seal

  • Baths
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units

How we quote for bathroom resealing

We quote each job individually. This is what makes a difference:

  • How many areas need sealing
  • Which sealant suits the joint
  • Working hours on commercial sites
  • The number and length of the joints

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Any access issues, like height or stairs
  • A few photos by email, if you can
  • The problem you’ve noticed
  • If someone has resealed it before

There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, call 0345 464 0079 or email us.

What the job involves on each surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere as small as Hawridge, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints

What we’re called out for in Hawridge

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

These are the problems we’re asked about most:

  • Gaps where the bath or tray has moved
  • Sealant that has split, shrunk or peeled away
  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand

In the older streets around Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What your quote should include

  • How the surfaces are prepared before sealing
  • What product goes in the joint
  • Is the old sealant removed completely?
  • Is VAT in the price?
