Bathroom resealing for Botley homes and businesses

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Bathroom resealing in Botley, done properly

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are black mould in the silicone that won’t clean off and a reseal done over the top of the old bead.

Being in a small place like Botley makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Honest limits

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks

Do you need bathroom resealing in Botley?

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

It’s worth asking for a quote if you see:

  • Leaks into the floor or ceiling below
  • Cracked, shrunken or lifting silicone
  • Splits where the tray meets the wall
  • Black spots spreading through the bead

If you live in an older home near St George's Church, walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it
  • How long the guarantee is
  • How the colour is chosen

10 questions to ask before you book

Different surfaces, different methods

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Aftercare tips

After the cure time, these simple habits help:

  • Let new sealant cure fully before it gets wet
  • Run the extractor fan during and after every shower
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Catching it early keeps it a simple reseal.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Older cottages and farmhouses around Botley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Somewhere like Botley needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • For business premises, tell us about site rules or sign-in
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Advice

Your questions about bathroom resealing in Botley

Where are you based?

We work from Crawley. We cover Botley and the rest of Buckinghamshire.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

How long will the resealing take?

It takes half a day or less for one room, longer when the kitchen is included. You will know how long to expect before we start.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.
