Bathroom resealing for homes and businesses in Latimer

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. Typical jobs include mouldy sealant that has gone black and water escaping at the shower enclosure, across wet rooms, baths and basins & vanity units.

For a small place like Latimer, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

You are covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or send us an email.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Signs you need bathroom resealing in Latimer

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone normally won’t clean off.

Common reasons people contact us include:

  • Leaks into the floor or ceiling below
  • Two layers of silicone, both failing
  • Mouldy sealant that has gone black
  • Leaking joints on a shower screen

For site and facilities teams at buildings such as Little Chalfont Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Before booking anyone

  • Is the old sealant removed completely?
  • Who turns up on the day
  • When the joint can take water or movement
  • What happens if the job turns out different

Our hiring checklist

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • A tray or bath that’s cracked through
  • Failed grout lines across the wall
  • A bath or tray that moves because it isn’t properly supported

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Surfaces we seal

  • Kitchen worktops & upstands
  • Baths
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Wet rooms
  • Basins & vanity units

The process

At the end, we look at the finished work together. The work normally takes a morning or an afternoon for most single baths and showers, depending on the amount of work. Somewhere like Latimer needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit

Advice

Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

What bathroom resealing looks like in Latimer

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St Mary Magdalene, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Chalfont & Latimer station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Quotes for bathroom resealing in Latimer

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • How many areas need sealing
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Where the property is
  • If someone has resealed it before
  • The rough size of the job
  • Whether it’s a home or a business

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
