Questions from Chenies
Is Chenies in your area for bathroom resealing?
Yes. We work across London and the South East, and Chenies is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.
Is Chenies within the area you cover?
Yes. Chenies is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
Do you work for letting agents?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.
Bathroom resealing in Chenies, done properly
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you are dealing with a reseal done over the top of the old bead and leaking joints on a shower screen, we can put it right.
For a small place like Chenies, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
Your job is guaranteed for a year, as with all our work.

What bathroom resealing looks like in Chenies
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Letting a property close to Chalfont & Latimer station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Chenies School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How we quote for bathroom resealing
The quote reflects the job in front of us. We look at:
- The amount of work
- Working hours on commercial sites
- How many rooms, windows or areas are involved
- The type of sealant required
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
Helping us quote
To help us quote quickly, please include:
- The rough size of the job
- Access, such as stairs, a lift or height
- Where the property is
- The type of property
For a quote, call 0345 464 0079 or email us with the location and a short description of the problem. We will give you a clear price before any work starts.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. It lifts, traps water and grows mould behind it. Where a wall is exposed, as many are in small places like Chenies, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Keeping the joints in good condition
Aftercare is simple:
- Use gentle cleaners on the silicone
- Wait for the cure time we give you
- Avoid abrasive pads on the sealant
- Check the joints every few months for splits or lifting
Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
What we’re called out for in Chenies
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
The problems people usually mention when they call include:
- Black mould in the silicone that won’t clean off
- Leaking joints on a shower screen
- A joint torn by a bath that flexes
- Gaps between the worktop and the wall
Homes close to Church of St Michael include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- How hidden problems are handled
- How the surfaces are prepared before sealing
- How long to leave it before use
- Whether they seal over old material or remove it

Can I do it myself?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The process
On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Chenies needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Mention any tricky access

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Damage behind the tiles that needs a tiler
- Water getting in through the grout rather than the sealant
- Movement from a bath with loose feet or no proper support
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.
