Our bathroom resealing service in HP8

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across HP8. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include a reseal done over the top of the old bead and splits where the tray meets the wall, across basins & vanity units, kitchen worktops & upstands and shower trays & enclosures.

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Where we work in HP8

Homes across HP8 range from older properties to new builds, with plenty of rented property in places like Little Chalfont, Chalfont St Giles and Amersham on the Hill. Sound sealant and clean grout keep water out and rooms looking cared for.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in HP8, joints are cleaned back properly before anything new goes in.

Chalfont St Giles: Rented homes near Seer Green & Jordans station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you look after a building such as Chalfont St Giles Infant School and Nursery, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Honest limits

New sealant cannot fix everything, and we will tell you before we start. It will not solve:

  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that is regrouting)

Signs you need bathroom resealing

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Any of these means the joints need attention:

  • A messy, uneven bead from a previous reseal
  • Cracked, shrunken or lifting silicone
  • Water getting behind the kitchen upstand
  • Black spots spreading through the bead

Landlords, agents and businesses in HP8

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

How to look after the new joints

Looking after new joints is easy:

  • Stick to a soft cloth and a mild cleaner
  • Don’t leave water standing on kitchen joints
  • Run the extractor fan during and after every shower
  • Keep bottles off the sealant line

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Why act early?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us.

HP8 questions

How much does bathroom resealing cost in HP8?

Size, access and the old material all affect the cost. Call for a quick quote.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do you work for letting agents?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Buckinghamshire.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.
