Our bathroom resealing service in HP7

A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Common call-outs are for damp behind the bath or under the tray and water getting behind the kitchen upstand, across baths, wet rooms and sinks & splashbacks.

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How we quote

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Getting a quote

Getting a quote is simple: let us know what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.

Near you in Coleshill

Around Coleshill, our work takes us to homes and buildings near Coleshill Church of England Infant School, The Red Lion pub and Amersham Hall. You will also find Amersham School (2.1 miles north-east) and Church of All Saints (under half a mile south-west). Coleshill’s nearest station is Amersham station, about 2 miles north-east of the centre. Other landmarks nearby include Great Missenden (4 miles north-west) and Amersham Hospital (1.1 miles north). For a walk, there’s Long Grove Wood.

Bathrooms and kitchens across HP7

From Amersham, Little Chalfont and Amersham on the Hill to its smaller places, homes across HP7 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in HP7 is planned around the forecast.

Coleshill: Letting a property close to Amersham station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Coleshill Church of England Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Surface by surface

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

Quotes for bathroom resealing in HP7

You will get a clear quote before any work starts. It takes into account:

  • Whether the work is at height
  • Which sealant suits the joint
  • The old material and how stubborn it is
  • Mould in or behind the old joints

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Where the job is, and your postcode
  • The rough size of the job
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

When something else is needed

To be straight with you, some problems need a different trade:

  • Water getting in through the grout rather than the sealant
  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

HP7 questions

How much does bathroom resealing cost in HP7?

It depends on the job, so we quote each one individually. For a quick quote, phone 0345 464 0079 or email us and let us know what needs doing and where.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee.

Where do you work from?

Mr Mastic is based in Crawley. We cover HP7 and the rest of Buckinghamshire.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.
