Our bathroom resealing service in HP23

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on baths, sinks & splashbacks and wet rooms, and the jobs we see most are mouldy sealant that has gone black and gaps between the worktop and the wall.

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Where we work in HP23

In HP23, bathroom resealing takes in flats, houses, rentals and businesses, from Tring, Wigginton and Wilstone to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.

Tring: For an older house near a landmark such as Church of St Peter St Paul (church of England), bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Tring station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep bottles off the sealant line
  • Keep an eye on the corners, where splits start
  • Let new sealant cure fully before it gets wet

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Surface by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Why it fails

Black mould is behind a lot of resealing. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

The most common problems we see are:

  • Water escaping at the shower enclosure
  • Mouldy sealant that has gone black
  • Smears of silicone across the tiles
  • Splits where the tray meets the wall

Questions from HP23

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
