How bathroom resealing works in HP22

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We are often asked to deal with damp behind the bath or under the tray and two layers of silicone, both failing, on shower trays & enclosures, basins & vanity units and wet rooms.

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Bathrooms and kitchens across HP22

Homes across HP22 range from older properties to new builds, and in places like Wendover, Broughton and Aston Clinton there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.

Wendover: For site and facilities teams at buildings such as The John Hampden School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Parish Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • The number of rooms or windows
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • The amount of work

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs
  • What’s wrong with the joints now

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant will not put right:

  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall
  • Water getting in through the grout rather than the sealant

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Open a window or run the fan so the room dries
  • Avoid abrasive pads on the sealant
  • Keep bottles off the sealant line
  • Wipe the sealant dry after showering

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something does not look right, just call 0345 464 0079 or send us an email.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it. Catching it early keeps it a simple reseal.

Common questions in HP22

What information do you need?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

Do you come to HP22?

Yes. We work in HP22, as part of our work across South East England, London and Scotland. To book, ring 0345 464 0079 or email us.

Can I choose the colour of the sealant?

You’re not limited to white: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

Can new silicone go straight over the old?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Can I add another job to the visit?

Of course. Doing several areas at once is normally more efficient.

Where are you based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
