Bathroom resealing in HP20: how it works
Homes in HP20 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We are often asked to deal with a bead that has pulled away from the tiles and a joint torn by a bath that flexes, on wet rooms, shower trays & enclosures and basins & vanity units.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower, and the area is left clean.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Where we work in HP20
In HP20, bathroom resealing takes in flats, houses, rentals and businesses, in Aylesbury, Elmhurst and Southcourt and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials.
Elmhurst: For landlords with property near Aylesbury station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Elmhurst School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
What sealant work cannot fix
In fairness, some problems need a different trade:
- A leaking waste, trap or valve
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it isn’t properly supported
For landlords and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured.
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
How to look after the new joints
Aftercare is simple:
- Dry the bead with a towel now and then
- Keep an eye on the corners, where splits start
- Avoid abrasive pads on the sealant
- Do not leave water standing on kitchen joints
Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Why it fails
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. Over time the joint tears or pulls away from the tile.
Signs it’s time to call us include:
- Water getting behind the bath panel
- Water getting behind the kitchen upstand
- Cracked, shrunken or lifting silicone
- New sealant laid over old sealant that is now lifting
How we quote for bathroom resealing
There’s no set price list, because jobs vary so much. The quote depends on:
- The number of rooms or windows
- Whether the work is at height
- The type of sealant required
- How much there is to do
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
What we need to know
When you call or email, it’s useful to know:
- If someone has resealed it before
- The rough size of the job
- Access, such as stairs, a lift or height
- The problem you’ve noticed
Every job is quoted individually. Just call 0345 464 0079 or drop us an email with the details.
Your questions about bathroom resealing in HP20
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
What colours of sealant can you use?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.
