How bathroom resealing works in HP21
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across HP21. We are fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Common call-outs are for water escaping at the shower enclosure and new sealant laid over old sealant that is now lifting, across sinks & splashbacks, kitchen worktops & upstands and wet rooms.
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.

What’s near Aylesbury
We work in homes and buildings around Buckinghamshire UTC, Stocklake Park Community School and The Derby Arms Public House. Also close by are Bearbrook Combined School (0.5 miles west) and Church of St Mary (within half a mile north). Aylesbury has its own railway station: Aylesbury station. Nearby you will also find Roald Dahl Children's Gallery (within half a mile east) and Royal Buckinghamshire Hospital (less than half a mile north). Not far away are Coombe Hill.
Bathrooms and kitchens across HP21
Homes across HP21 range from older properties to new builds, with plenty of rented property in places like Aylesbury, Elmhurst and Southcourt. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Aylesbury: Rented homes near Aylesbury station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around Church of St Mary, older homes can move a little, which is hard on rigid grout and tired sealant.
Common problems we fix in HP21
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
Keep an eye out for any of the following:
- Sealant that has split, shrunk or peeled away
- New sealant laid over old sealant that is now lifting
- Gaps between the worktop and the wall
- Splits where the tray meets the wall
Landlord and commercial work in HP21
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Different surfaces, different methods
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
What happens if it’s left?
Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back. If we find a deeper problem, you will hear it from us.
What your quote should include
- Whether they’re fully insured
- How hidden problems are handled
- Which sealant they’ll use, and why
- How long the guarantee is
Common questions in HP21
Do you cover HP21?
Yes. We work in HP21 and the rest of Buckinghamshire, as part of our work across South East England, London and Scotland. To book, call 0345 464 0079 or drop us an email.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Can landlords and businesses book you?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Buckinghamshire.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
