When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray or bath that’s cracked through
  • Cracked or missing grout between tiles (that’s regrouting)

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

Bathroom resealing in Walton Court

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. If you are dealing with new sealant laid over old sealant that is now lifting and leaking joints on a shower screen, we can help, on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands alike.

Smaller places like Walton Court still have plenty of bathrooms that work hard every day. Whether it’s a cottage bathroom or a newer en suite, the approach is the same: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Each job carries a 12-month guarantee.

How it works

At the end, we look at the finished work together. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work. In a smaller place like Walton Court, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
  • Mention any tricky access

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Signs you need bathroom resealing in Walton Court

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.

Most people get in touch after spotting something like this:

  • Two layers of silicone, both failing
  • Shrunken sealant along the back of a worktop
  • Black mould in the silicone that will not clean off
  • Cracked, shrunken or lifting silicone

Homes close to Church of the Good Shepherd include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

For landlords and businesses

If you manage several properties in or around Walton Court, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Wait for the cure time we give you
  • Check the joints every few months for splits or lifting
  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just ring 0345 464 0079 or send us an email.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

What affects the cost of bathroom resealing

We quote each job individually. These are the things that affect it:

  • How much there is to do
  • Access and height
  • Any mould that needs treating
  • Any working-time requirements on site

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • How we’d reach the joints
  • Roughly how big the job is
  • Where the job is, and your postcode
  • The type of property
