How we handle bathroom resealing in Walton

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Walton. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. If you’re dealing with gaps where the bath or tray has moved and a bead that has pulled away from the tiles, we can help, on basins & vanity units, shower trays & enclosures and baths alike.

Homes around Walton are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Leave it or put it right?

The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. Where a wall is exposed, as many are in small places like Walton, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not guesswork. That’s why we ask about the job first.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from the plumbing rather than the joint
  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe up water along the back of the worktop
  • Don’t let bottles sit on the bead
  • Wipe the sealant dry after showering
  • Look for lifting corners and small gaps now and then

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

What we are called out for in Walton

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for these signs:

  • Sealant that has split, shrunk or peeled away
  • Smears of silicone across the tiles
  • Two layers of silicone, both failing
  • Leaking joints on a shower screen

Walton homes and their sealant

There are hotels and other places to stay in and around Walton. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you live in an older home near Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Aylesbury High School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

FAQs for Walton

Is Walton within the area you cover?

Yes, Walton is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Aylesbury station?

Yes, we work for letting agents and landlords. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Is white the only colour available?

There’s a choice: clear, white and colours chosen to suit the room. We’ll talk it through when we quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long does the new silicone need before I use the shower?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Walton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Getting ready for the visit

How the job changes by surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
