External mastic in Elmhurst: local notes
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For an older house near a landmark such as Church of St Mary, an extension built onto an older house moves differently, and the joint between them takes the strain. If you look after a building such as Elmhurst School, larger buildings have long runs of movement joint that eventually need resealing.

About our external mastic in Elmhurst
Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. We work on joints between brick and frames, façade panels and render & cladding joints, and common reasons people get in touch are water getting into walls through failed joints and sealant pulling away from one side of the joint.
In a smaller place like Elmhurst, some homes face open ground, so exposed walls and rooflines take more wind-driven rain. Joints on those sides are generally the first to go.
Whatever the size of the job, it’s backed by our one-year guarantee in Elmhurst and across Buckinghamshire.

The process
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. The work generally takes a few hours to a few days, depending on the length of joint and the access. A visit to Elmhurst is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access

Do you need external mastic in Elmhurst?
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.
The most common problems we see are:
- Brick movement joints where the sealant has split
- Leaking joints around cladding and façade panels
- Rain getting behind render or cladding at a joint
- Cracked joints where brick meets render or frames
Rented homes near Aylesbury station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.
Questions to ask before you book
- What guarantee comes with the work
- What preparation is included
- Whether all the old sealant comes out first
- What the quote includes, VAT included or not
Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Leave it or put it right?
An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render, so the damage spreads beyond the joint. In an older home around Elmhurst, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Elmhurst questions
Do you cover smaller places like Elmhurst?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Aylesbury station?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.
Do you seal joints where cladding meets other materials?
Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces, primed where needed.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Is it OK to fill a movement joint with cement?
No, not where the gap is a movement joint. Pointing it stops it working. We’ll reseal it with a flexible sealant.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Can I add another job to the visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Surface by surface
Copings and trims
Metal and stone copings both move with temperature, so a flexible sealant suits them best.
Render joints
Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and helps it last.
Honest limits
We won’t take on work that will not last, so these are the limits:
- Loose or hollow render, which needs re-rendering
- Damp that isn’t coming from the joint
- Subsidence or other structural problems
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
Joints and surfaces we work on

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Check external joints each spring
- Avoid pressure-washing directly into sealant joints
- Keep soil, plants and ivy away from the joints
- Show decorators and builders where the movement joints are
Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
