FAQs for Buckingham
What guarantee comes with external mastic in Buckingham?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
What’s the best way to get a price for external mastic in Buckingham?
The easiest way is to phone 0345 464 0079 or email us with a few details of the job. We will send you a clear quote, with a fixed price before we start.
How often do external joints need resealing?
It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Every job carries our 12-month guarantee.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
How do you reach high-level joints?
It depends on the height and the site. Low-level joints are straightforward; for higher ones, send details and we will confirm the access.
How long does the job take?
As a guide, most jobs take anything from a few hours to several days, depending on the building. Larger jobs naturally take longer, and we will say how long yours will take.
Do you work for landlords and businesses?
Yes. We work for householders, landlords, letting agents, businesses and hotels across Buckinghamshire.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
External mastic in Buckingham
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We are often asked to deal with moss and dirt in joints with no sealant left and cracked joints where brick meets render or frames, on joints between brick and frames, concrete & block and brickwork movement joints.
Buckingham mixes older houses and their gutters with newer estates of brick, render and uPVC trims. All of those joints move, so they need a flexible sealant rather than a rigid filler.
There’s a 12-month guarantee on every job.

How it works
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. For a job in Buckingham, we need access to where the work is and somewhere nearby to park. If the job is outside, mention gates, side access and anything above ground floor.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky
- Clear items away from the joints we are working on

Advice
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Point out the joints to other trades
- Clear growth from the base of walls and joints
- Keep movement joints as flexible joints, not mortar
- Have failed joints looked at early
Do not paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint and spoil the finish.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Walls and rooflines in Buckingham
With historic houses such as Stowe House (about 2.8 miles north-west) nearby, there’s older building stock in the area around Buckingham as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Homes close to St Peter and St Paul include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Failed render or damaged cladding panels
- Damp that isn’t coming from the joint
- Cutting new joints into brickwork, which is building work rather than sealant work
If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.
Surfaces we seal
- Copings & trims
- Façade panels
- Joints between brick and frames
- Concrete & block
- Render & cladding joints
- Brickwork movement joints
How the job changes by surface
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it.
Cladding and façade panels
If the façade has a specified sealant, that is what we use. Send us any details you have about the façade.
For landlords and businesses
We also work for property managers and facilities teams in Buckingham and across Buckinghamshire. We can quote a run of properties together.
Landlords and agents in Buckingham can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.
When to call us in Buckingham
The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, and it tears off the sides.
Common reasons people contact us are:
- Sealant pulling away from one side of the joint
- Leaking joints around cladding and façade panels
- Old sealant gone brittle and cracked
- Cracked joints where brick meets render or frames
For site and facilities teams at buildings such as George Grenville Academy, its movement joints, gutters and trims need looking after like any other building’s.
