How bathroom resealing works in MK18
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on basins & vanity units, sinks & splashbacks and wet rooms, and common reasons people get in touch are leaks into the floor or ceiling below and black spots spreading through the bead.
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathrooms and kitchens across MK18
Our bathroom resealing work across MK18 covers homes, rentals and businesses, in Buckingham, Winslow and Steeple Claydon and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in MK18, joints are cleaned back properly before anything new goes in.
Buckingham: Homes close to St Peter and St Paul include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Schools such as George Grenville Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Leave it or put it right?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.
Questions to ask before booking
- Is VAT in the price?
- What preparation is included
- What product goes in the joint
- Are they insured?
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Look for lifting corners and small gaps now and then
- Keep the fan on for a while after bathing
- Avoid abrasive pads on the sealant
- Wait for the cure time we give you
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
What we’re called out for in MK18
No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Most people get in touch when they notice something like this:
- Leaking joints on a shower screen
- Water getting behind the kitchen upstand
- New sealant laid over old sealant that is now lifting
- Leaks into the floor or ceiling below
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
When it is not the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- A tray or bath that’s cracked through
- Failed grout lines across the wall
- Movement from a bath with loose feet or no proper support
FAQs for MK18
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Do I need to be at home?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do, and we are fully insured.
