Bathroom resealing near Radclive

The process

Before we leave, we go over the finished joints with you. The visit itself usually takes a couple of hours for a single bath or shower, depending on the size of the job. Somewhere like Radclive needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Bathroom resealing in Radclive

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include a messy, uneven bead from a previous reseal and new sealant laid over old sealant that is now lifting, on wet rooms, shower trays & enclosures and baths.

Around Radclive, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

All of our work is guaranteed for twelve months, in Radclive and everywhere else we cover.

Why act early in Radclive

Dealing with sealant early is a short job: the work takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Older cottages and farmhouses around Radclive can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Bathrooms and kitchens in Radclive

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Radclive has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you live in an older home near Church of St John, walls and floors in older homes can move, and sealant and grout show it first.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower
  • Clean with a mild bathroom cleaner and a soft cloth
  • Check the joints every few months for splits or lifting

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What we are called out for in Radclive

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually will not clean off.

Look out for these signs:

  • A reseal done over the top of the old bead
  • Smears of silicone across the tiles
  • Damp behind the bath or under the tray
  • Splits where the tray meets the wall

Schools such as Royal Latin School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Before booking anyone

  • Whether all the old sealant comes out first
  • What happens if the job turns out different
  • When the joint can take water or movement
  • Which sealant they’ll use, and why

Common questions in Radclive

Do you work for hotels and guest houses in Radclive?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Is Radclive within the area you cover?

Yes. Radclive is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

How long does it take to reseal a bath or shower?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

What the job involves on each surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Cracked or missing grout between tiles (that is regrouting)
  • A tray that rocks until it’s re-bedded
  • Water coming from the plumbing rather than the joint

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.
