Sand mastic in Radclive
Sand mastic doesn’t last for ever and gaps open up round the frame. We rake it out and renew it so the surround looks right again. If you have silicone on a period window that looks wrong and crumbling sand mastic round a window, we can help, whatever the surface.
Homes in small places like Radclive often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
There’s a 12-month guarantee on every job, whatever its size.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Get any rot dealt with first
- Don’t paint over the new mastic
- Avoid heavy scraping on the mastic joint
- Check the mastic when you check the paintwork
Do not touch or press the mastic while it hardens. It forms a skin fairly soon, but takes longer to harden fully.
Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.

How the visit works
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes a few hours per window, depending on the condition of the joints. For a village or hamlet like Radclive, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We start by checking each surround and agreeing the joints to renew.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height

What we can’t put right
To be straight with you, there are a few things sealant will not fix:

Joints and surfaces we work on
- Timber door frames
- Brick reveals
- Sash and case windows
- Stone surrounds
- Period & listed homes
- Tenement windows
Different surfaces, different methods
Brick reveals
Gaps between frame and brick let in rain and draughts. New mastic seals the gap.
Tenement and terrace windows
Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.
Sand mastic in Radclive: local notes
With historic houses such as Stowe House (about 2.1 miles north) nearby, there’s older building stock in the area around Radclive as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you look after a building such as Royal Latin School, its window and door frames need their mastic kept sound, just like a home’s.

When to call us in Radclive
Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint.
Look out for any of the following:
- Window mastic to renew ahead of painting
- Weathered mastic on the most exposed windows
- Modern sealant on a period surround
- Draughty sash windows at the surround
In the older streets around Church of St John, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What to look for in a quote
- How long to leave it before use
- Whether they seal over old material or remove it
- What happens if the job turns out different
- Who turns up on the day
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Why deal with it now?
Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic is the traditional material and finishes neatly against the masonry. Older cottages and farmhouses around Radclive can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.
