Why it’s worth doing now in Chackmore

New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Where a wall is exposed, as many are in small places like Chackmore, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • Neat joints and a tidy finish
  • Anti-fungal silicone where joints get wet
  • Over 20 years’ experience
  • Every job guaranteed for a year

Take a look at what affects the cost or our reviews.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on how many windows. For a village or hamlet like Chackmore, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

Chackmore homes and the weather

Historic houses like Stowe House (about 1.2 miles north-west) are a reminder that the area around Chackmore has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Parish Church of St Mary include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Do you need sand mastic in Chackmore?

Some old mastic was never deep enough. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.

The problems people generally mention when they call include:

  • Mastic worn away on windows facing the weather
  • Mastic that needs renewing before redecorating
  • Gaps between timber frames and stone or brick
  • Cracked mastic round a front door frame

If you look after a building such as St James and St John CofE Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What your quote should include

  • What product goes in the joint
  • Is the old sealant removed completely?
  • What guarantee comes with the work
  • What the cure time is

What we can’t put right

In fairness, some problems need a different trade:

  • Sash cords, weights and draught-proofing of the sashes
  • Whether work needs listed building consent
  • Broken panes

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

Joints and surfaces we work on

  • Brick reveals
  • Timber door frames
  • Period & listed homes
  • Sash and case windows
  • Tenement windows
  • Stone surrounds

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Period and listed homes

A traditional finish suits a period property, and sand mastic is one of them.

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.
