How we handle bathroom resealing in Chackmore

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on basins & vanity units, sinks & splashbacks and wet rooms, and people most often call us about gaps between the worktop and the wall and splits where the tray meets the wall.

Being in a small place like Chackmore makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What the job involves on each surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, sealing the side the enclosure’s instructions call for.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

The process

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. The work generally takes half a day or less for one room, longer when the kitchen is included. For a village or hamlet like Chackmore, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Advice

Common questions in Chackmore

Do you cover smaller places like Chackmore?

Yes. Chackmore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for hotels and guest houses in Chackmore?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

How long will the resealing take?

Allow a morning or an afternoon for most single baths and showers. We will confirm how long your job needs when we quote.

What should I tell you?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Will the old sealant be removed?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Common problems we fix in Chackmore

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Keep an eye out for any of the following:

  • Black spots spreading through the bead
  • Water escaping at the shower enclosure
  • Gaps where the bath or tray has moved
  • A messy, uneven bead from a previous reseal

If you live in an older home near Parish Church of St Mary, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • How long the guarantee is
  • Whether they seal over old material or remove it
  • Whether you can choose the colour
  • What insurance they hold

When something else is needed

We will always be straight with you, so here’s what new sealant will not do:

  • Movement from a bath with loose feet or no proper support
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Tiles that have come away from the wall

If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Dry worktop joints after washing up
  • Squeegee the walls and tray after use
  • Keep bottles off the sealant line
  • Open a window or run the fan so the room dries

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
