Floor joint sealing in Chackmore
In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. If you have open joints around bathroom floor edges and concrete floor joints that have broken down, we can put it right, whatever the surface.
In a village or hamlet like Chackmore, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.
The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or drop us an email.

Skirting boards
Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing so the new sealant bonds.
Commercial floors
Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.
Joints and finishes in Chackmore homes
Floors around Buckinghamshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
If you look after a building such as St James and St John CofE Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early.

Do you need floor joint sealing in Chackmore?
An open floor joint fills with dirt and water. In wet areas, water runs into the gap at every clean.
It’s worth asking for a quote if you see:
- Failed seals where bathroom floors meet baths and panels
- Cracked caulk along skirting in bathrooms and kitchens
- Open joints that fill with dirt
- Concrete floor joints that have broken down
Community buildings like Parish Church of St Mary are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

Questions from Chackmore
Is floor joint sealing in Chackmore guaranteed?
All our work, in Chackmore and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Is Chackmore within the area you cover?
Yes, Chackmore is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you seal floor joints in bathrooms and kitchens?
Yes. These joints get wet every time the floor is cleaned, so we seal them with silicone suited to wet areas.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.
Do you seal warehouse floor joints?
Yes. We clean out the joints and reseal them with a product suited to the floor. Let us know about the traffic and we will quote.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
How it works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, depending on the length of joint. Somewhere like Chackmore needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We look at the gap and the floor type and agree the right sealant.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit
- Plan for the work area to be out of bounds to pets and children

How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Get cracks along tile grout lines looked at early
- Do not paint over silicone
- Keep heavy wheels off new concrete joints until cured
- Avoid sloshing water against skirting
Keep heavy traffic off resealed concrete joints for the cure time we give you. Mark the area off so drivers avoid it while it cures.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.
Honest limits
To be straight with you, some problems need a different trade:
- Loose, hollow or cracked tiles, which need a tiler
- Leaks from a failed tanking system
- Floors that are uneven or need levelling
If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before booking.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
