Chackmore Regrouting
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Chackmore and across Buckinghamshire. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.

- Grout stained black or orange that won’t clean
How we handle regrouting in Chackmore
Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. We are often asked to deal with kitchen splashback grout stained by grease and old grout in a dated colour, across shower walls, bathroom floors and wet rooms.
Somewhere as small as Chackmore, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
You’re covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Questions from Chackmore
Can you do regrouting in Chackmore?
Yes. Our work covers London and the South East, and Chackmore is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.
Do you take on hotel work around Chackmore?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Where do you work from?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Does someone need to be in?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
Is it possible to regrout only the shower area?
We can. We’ll look at the rest of the room too and let you know if more needs doing.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
DIY versus a professional finish
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
How the job changes by surface
Shower walls
Shower walls get wet every day, so grout there works hardest. It’s often the first place grout washes out.
Kitchen splashbacks
Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.
Landlord and commercial work in Chackmore
For anyone letting property in or around Chackmore, several properties can go on one quote. Send us the addresses and the work at each, and pictures by email help.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Regrouting in Chackmore: local notes
There are hotels and other places to stay in and around Chackmore. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Homes close to Parish Church of St Mary include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as St James and St John CofE Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we can’t put right
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Failed tanking or waterproofing under the tiles
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that have come away from the wall
If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Use a soft brush rather than a wire one
- Avoid neat bleach and strong acid descalers on grout
- Stick to mild products for cleaning grout
- Check the corner silicone every few months
Check the corner silicone now and then. It’s the part that moves, so it’s usually the first thing to need attention, long before the grout does.
Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away, so regrouting early can save a retile.

What happens if it’s left?
Patching a few joints can look like a quick win, but the patches often do not match, and the old grout keeps failing around them. Doing the full area gives you one colour and sound joints throughout. Older cottages and farmhouses around Chackmore can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What happens on the day
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. Somewhere like Chackmore needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- Clear the area around the work
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
