DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Regrouting in Radclive
Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. If you are dealing with corners filled with grout instead of silicone and grout that makes sound tiles look old, we can help.
For a small place like Radclive, regrouting is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.
All of our work is guaranteed for twelve months, in Radclive and everywhere else we cover.

Keeping the joints in good condition
Aftercare is simple:
- Look at the sealant in the corners now and then
- Have loose tiles looked at early
- Avoid neat bleach and strong acid descalers on grout
- Keep the fan on after showering
We’ll tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. Somewhere like Radclive needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Before we arrive
- Let us know about stairs, lifts or work at height
- Clear items away from the joints we’re working on
- Tell us about any previous sealing or DIY attempts

What affects the quote in Radclive
The quote reflects the job in front of us. We look at:
- How easy the joints are to reach
- The old material and how stubborn it is
- The product the joint needs
- Any working-time requirements on site
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or email us and we’ll talk you through it.
What we need to know
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- Photos by email, if that is easy
- Where the job is, and your postcode
- Whether it’s a home or a business
Every job is quoted individually, so start by telling us what you need. Simply ring 0345 464 0079 or drop us an email and describe the job.
Honest limits
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Loose tiles, which need refixing first
- A structure that flexes behind the tiles
- A leaking shower valve or waste
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.
What we seal
- Tiled floors
- Shower walls
- Kitchen splashbacks
- Bathroom floors
- Bathroom wall tiles
- Wet rooms
What happens if it’s left?
Cleaning products may brighten grout for a time, but mould that has got into grout generally comes back. New grout, with silicone in the corners, deals with the cause. Older cottages and farmhouses around Radclive can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Different surfaces, different methods
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Radclive: your questions answered
Do you cover smaller places like Radclive?
Yes, Radclive is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you cover Radclive for regrouting?
Yes. Our work covers London and the South East, and Radclive is part of that. Just call 0345 464 0079 or send us an email with a few details of the job.
Will the sealant be renewed as well as the grout?
In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
How long should I wait before showering?
We’ll tell you on the day. The wait depends on the products and conditions, so follow the time we give you.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages.
Are you insured?
Yes, we’re fully insured.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Regrouting in Radclive: local notes
Radclive has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you look after a building such as Royal Latin School, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Church of St John, older homes can move a little, which is hard on rigid grout and tired sealant.
