External mastic in Radclive
Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. Typical jobs include sealant pulling away from one side of the joint and failed sealant between panels on a façade, across brickwork movement joints, façade panels and concrete & block.
Outside joints can only be sealed when they’re dry, so work in Radclive is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.
There’s a 12-month guarantee on every job, large or small.

What external mastic looks like in Radclive
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Stowe House (about 2.1 miles north) are a reminder that the area around Radclive has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
If you live in an older home near Church of St John, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Why act early in Radclive
A failed movement joint lets water into the wall, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Older cottages and farmhouses around Radclive can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Questions from Radclive
What guarantee comes with external mastic in Radclive?
Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Is Radclive in your area for external mastic?
Yes, Radclive is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear price.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
How long should I leave it?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we’re using and why.
What is a movement joint?
It’s a deliberate gap that lets the wall expand and contract without cracking. It’s sealed with a flexible sealant, not mortar.
What do you need from me for a quote?
The location, the problem and the rough size of the job. Photos by email help too.
How long will you be here?
A typical job takes a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. Your quote will say how long we expect yours to take.
What we’re called out for in Radclive
Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.
These are the problems we’re asked about most:
- Sealant pulling away from one side of the joint
- Plants rooting in failed movement joints
- Rain getting behind render or cladding at a joint
- Weathered mastic that no longer stretches
For site and facilities teams at buildings such as Royal Latin School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
What to look for in a quote
- How the joint is cleaned and prepared
- How long to leave it before use
- What happens if the job turns out different
- Who turns up on the day
What we can’t put right
A few problems are outside what sealant work can do:
- Structural movement, which needs a surveyor or engineer
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracking across the wall rather than at a joint
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

The process
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to several days, depending on the building. Somewhere like Radclive needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- The joint faces are cleaned and primed where the sealant needs it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Preparing for the visit
- Clear items away from the joints we are working on
- Let us know if you’ve seen damp or leaks
- For business premises, tell us about site rules or sign-in

Aftercare tips
A little care helps the new joints last. Our advice:
- Wash walls gently around the sealant
- Keep soil, plants and ivy away from the joints
- Keep water from gutters off the wall
- Tell anyone working on the walls about the movement joints
Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
What the job involves on each surface
Copings and trims
Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.
