Floor joint sealing near Buckingham

About our floor joint sealing in Buckingham

We seal floor joints in homes, offices and commercial buildings across Buckingham. We start by checking the floor type and the joint, because the right sealant depends on both. Typical jobs include cracked caulk along skirting in bathrooms and kitchens and grout used at the floor edge instead of sealant, on concrete floor joints, commercial floors and thresholds.

Small business units and shops in a town like Buckingham have floors that take heavy wear. Threshold and floor joints are best resealed before their edges start breaking away.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Check skirting joints after the heating season
  • Avoid caulk in bathrooms and kitchens
  • Ask before painting over a sealed joint
  • Mark off resealed joints in warehouses

Follow the cure time before walking on or cleaning the joint. Feet are usually fine before mopping or wheeled traffic so we’ll give you each time.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

FAQs for Buckingham

Do you cover Buckingham for floor joint sealing?

Yes, Buckingham is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing.

What’s the best way to get a price for floor joint sealing in Buckingham?

The easiest way is to call 0345 464 0079 or send us an email with a few details of the job. We’ll give you a clear price, with a fixed price before work begins.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new sealant bonds properly.

Do you seal floor joints in bathrooms and kitchens?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone so water cannot get into the gap.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Why does the gap under my skirting keep coming back?

Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.

How long before the joint can take traffic?

You will get the times before we go. It depends on the sealant, and walking on it usually comes before mopping or wheeled traffic.

Leave it or put it right?

Left open, concrete joints break down under traffic. A sealed joint supports the edges and keeps the damage down. Gaps in sealant and mould in the bead never get better on their own, and in a busy home in Buckingham they get worse with every use. Now is the easy time to put it right.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What we do, step by step

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for most rooms, longer for large commercial floors. Parking in a town like Buckingham is normally straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we are working on

Related advice

Do you need floor joint sealing in Buckingham?

Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits so the gap reappears.

The most common problems we see are:

  • Failed seals where bathroom floors meet baths and panels
  • Concrete floor joints that have broken down
  • Tiled floors with no room to move
  • Threshold joints that have opened or worn

Community buildings like St Peter and St Paul are part of the picture too: floor and skirting joints in halls and kitchens wear like any others.

What to look for in a quote

  • Whether they seal over old material or remove it
  • What insurance they hold
  • When the joint can take water or movement
  • How the colour is chosen

Joints and finishes in Buckingham homes

Floors around Buckinghamshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

Schools such as George Grenville Academy are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

What we cannot put right

It helps to know what we cannot do:

  • Leaks from a failed tanking system
  • Tiles that have lifted or broken
  • Bouncy or failing floorboards

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

Joints and surfaces we work on

  • Skirting boards
  • Commercial floors
  • Concrete floor joints
  • Thresholds
  • Wet room & bathroom floors
  • Tiled floors

Different surfaces, different methods

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

Commercial floors

Floor joint work in businesses can be planned around your hours. We can arrange out-of-hours work where it’s needed.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
