Glazing silicone for Buckingham homes and businesses

Glazing silicone in Buckingham, done properly

Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. It comes off cleanly, without marking the glass and reseal the joint. If you have failed sealant around rooflight glass and shower screens leaking along the wall or tray, we can put it right, whatever the surface.

Walls in Buckingham that face the prevailing wind take the most weather, so the mastic there tends to fail first. It’s worth looking at every frame, not just the one that leaks.

Different surfaces, different methods

Shower screens

A screen’s wall joint and tray joint are where leaks start. We reseal both with anti-fungal silicone.

Glass-to-glass joints

Silicone joins glass panels in many frameless designs. We renew it with a clear or matching glazing silicone.

Common problems we fix in Buckingham

Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead leaving a path for water.

Signs it’s time to call us include:

  • Mouldy sealant around glass panels
  • Leaking glazing joints on a rooflight
  • Water running down inside the glass
  • Water escaping where a screen meets the wall

If you look after a building such as George Grenville Academy, the mastic around its windows and doors needs looking after like any other building’s.

10 questions to ask before booking

Frames and glazing around Buckingham

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Stowe House (about 2.8 miles north-west) nearby, there’s older building stock in the area around Buckingham as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you live in an older home near St Peter and St Paul, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Water coming through the roof rather than a sealant joint
  • Glass that needs replacing
  • Structural problems with a conservatory roof

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

Buckingham questions

Is Buckingham in your area for glazing silicone?

Yes. Our work covers London and the South East, and Buckingham is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we will send you a clear quote.

Is glazing silicone in Buckingham guaranteed?

All our work, in Buckingham and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Are you insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Can I choose the sealant colour?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Is balustrade sealant something you do?

Yes. The sealant joint at the base can be renewed. We do not install or replace the glass.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

I rent my home. Can I book you?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Keep air moving in the conservatory
  • Clean glass with a mild cleaner and a soft cloth
  • Clear the conservatory gutters regularly
  • Check the silicone on glass every year or so

Look over the glazing joints every year or so. Catching a split early keeps the repair small.

A small conservatory leak soon spreads. Water runs along frames and down walls so it’s best dealt with right away.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. For a job in Buckingham, we need access to where the work is and somewhere nearby to park. For outside work, let us know about side access, gates and any upper-floor joints.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Getting ready for the visit

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
