About our bathroom resealing in Lillingstone Lovell
Homes in Lillingstone Lovell have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with leaks into the floor or ceiling below and two layers of silicone, both failing, we can put it right, whatever the surface.
In a village or hamlet like Lillingstone Lovell, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

For landlords and businesses
Housing providers, facilities teams and property managers book us too in Lillingstone Lovell and across Buckinghamshire. Several sites can go on one quote.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Why act early in Lillingstone Lovell
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Older cottages and farmhouses around Lillingstone Lovell can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Why us?
- Approved under the ARBOMaster scheme
- Quality sealants from Arbo and Everbuild
- Colour picked to suit the job
- Colour agreed with you before work begins
Looking after it afterwards
So the new joints stay in good condition:
- Dry worktop joints after washing up
- Look for lifting corners and small gaps now and then
- Avoid abrasive pads on the sealant
- Keep the fan on for a while after bathing
Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
How the visit works
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes around two hours for one bath or shower, longer for a whole bathroom. For a village or hamlet like Lillingstone Lovell, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.

What sealant work cannot fix
In fairness, there are a few things sealant will not fix:
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How the job changes by surface
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so both are resealed with anti-fungal sanitary silicone.
What bathroom resealing looks like in Lillingstone Lovell
Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Lillingstone Lovell, as everywhere, bathroom resealing is only as good as the preparation behind it.
