Bathroom resealing in Granborough

Bathroom resealing for homes and businesses in Granborough

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Typical jobs include splits where the tray meets the wall and leaks into the floor or ceiling below, across shower trays & enclosures, sinks & splashbacks and baths.

Somewhere as small as Granborough, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or email us.

Granborough questions

Do you cover Granborough for bathroom resealing?

Yes, Granborough is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing.

What guarantee comes with bathroom resealing in Granborough?

All our work, in Granborough and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

How long before the new sealant can get wet?

Usually after around 24 hours. You will get the exact cure time before we leave.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What we do, step by step

At the end, we look at the finished work together. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. In a small place like Granborough, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

How to prepare

  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in

How we quote for bathroom resealing

There’s no set price list. The quote depends on:

  • Any mould that needs treating
  • Working hours on commercial sites
  • The old material and how stubborn it is
  • The amount of work

Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • The address or postcode of the job
  • Whether it has been sealed before

Asking for a quote is easy: let us know the job and the location and its rough size. A few photos by email make the job easier to understand.

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Stick to a soft cloth and a mild cleaner
  • Wipe the sealant dry after showering
  • Keep bottles off the sealant line
  • Do not leave water standing on kitchen joints

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Cracked or missing grout between tiles (that is regrouting)
  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before booking.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Common problems we fix in Granborough

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

Keep an eye out for these signs:

  • Gaps where the bath or tray has moved
  • Black mould in the silicone that will not clean off
  • A messy, uneven bead from a previous reseal
  • Two layers of silicone, both failing

In the older streets around Church of St John the Baptist, walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • Is VAT in the price?
  • How much experience the applicator has
  • What guarantee comes with the work
  • Whether the sealant suits the joint

Our hiring checklist

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite. In a small place like Granborough, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.
