About bathroom resealing in MK17
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on basins & vanity units, wet rooms and sinks & splashbacks, and the jobs we see most are black mould in the silicone that won’t clean off and smears of silicone across the tiles.
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Bathroom resealing across MK17: local notes
MK17 has homes of every age, old and new, and in places like Newton Leys, Kingston and Glebe Farm there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in MK17.
Glebe Farm: If you look after a building such as St Mary's Wavendon CofE Primary, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Woburn Sands station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- Working hours on commercial sites
- Any mould that needs treating
- Whether the work is at height
- The size of the job
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.
What to tell us for a quote
When you contact us, it’s useful to know:
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- Pictures of the joints, sent by email
- The address or postcode of the job
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved and give you a clear price.
Common problems we fix in MK17
Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.
It’s worth asking for a quote if you see:
- Gaps between the worktop and the wall
- Leaks into the floor or ceiling below
- Mouldy sealant that has gone black
- Water escaping at the shower enclosure
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Squeegee the walls and tray after use
- Keep bottles off the sealant line
- Use gentle cleaners on the silicone
- Give the silicone its full cure time
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Honest limits
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Cracked or missing grout between tiles (that’s regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Movement from a bath with loose feet or no proper support
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Questions from MK17
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Do you guarantee your resealing?
Yes. Every job carries our one-year guarantee.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
How long before the new sealant can get wet?
We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.
What does bathroom resealing cost?
Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or drop us an email with a short description of the job.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Are you insured?
Yes. We’re fully insured.
