Our bathroom resealing service in MK3
Homes in MK3 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. We work on basins & vanity units, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are water getting behind the bath panel and a bead that has pulled away from the tiles.
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
What you will pay
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
Why book with us
- Every job guaranteed for a year
- White, clear, grey or coloured to suit, where the product allows
- Any old sealant cut out fully, not covered over
- Domestic, commercial and hotel work

Landmarks near Bletchley
We work in homes and buildings around St. Mary's Church, Waterhall Park and Lord Grey Academy and the streets around them. Other local landmarks include Holne Chase Primary School (under half a mile south-west) and The George pub (less than half a mile south-east). There’s a railway station in Bletchley itself: Bletchley station. Nearby you’ll also find Bletchley Community Hospital (within half a mile north-west) and Hangmans Hill (2.4 miles south-west). Green spaces nearby include Newfoundout and Blue Lagoon Park.
Bathrooms and kitchens across MK3
Homes across MK3 range from older properties to new builds, and in places like Bletchley, Bletchley and Fenny Stratford and Furzton there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in MK3, joints are cleaned back properly before anything new goes in.
Bletchley: For an older house near a landmark such as St. Mary's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Holne Chase Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Keep scourers and sharp tools away from the bead
- Stick to a soft cloth and a mild cleaner
- Wait for the cure time we give you
- Keep bottles off the sealant line
Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
When something else is needed
We will always be straight with you, so here’s what sealant can’t fix:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
Signs you need bathroom resealing
With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- Water getting behind the kitchen upstand
- Sealant that has split, shrunk or peeled away
- Water escaping at the shower enclosure
- A messy, uneven bead from a previous reseal
What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- How much old sealant there is and how hard it is to remove
- The product the joint needs
- Any mould that needs treating
- The number and length of the joints
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.
What we need to know
There’s no need for technical detail. Just tell us:
- How many joints, rooms or windows are involved
- The address or postcode of the job
- The problem you’ve noticed
- Pictures of the joints, sent by email
If you are in MK3 and need bathroom resealing, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
DIY sealant or a professional job?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Questions from MK3
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Do you work in MK3?
Yes, we do. Our applicators work in MK3, and the service is the same as everywhere else.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
