Mastic and sealant across MK7

Our bathroom resealing service in MK7

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We’re often asked to deal with a joint torn by a bath that flexes and gaps between the worktop and the wall, across basins & vanity units, sinks & splashbacks and kitchen worktops & upstands.

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a couple of hours for a single bath or shower from start to finish.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

How we quote

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts.

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Around Walton

In Walton, that means homes and buildings near Church of St Thomas, The Redway School and The Caldecotte Arms and the streets around them. Nearby too are Walton High (0.5 miles north-east) and Heronsgate School (less than half a mile east). The closest station to Walton is Bow Brickhill station, roughly 0.9 miles south of the centre. Well-known places in the area include The Holley/Cornelius Collection (2.3 miles south-west) and Central Milton Keynes Shopping Centre (3 miles north-west). For a walk, there’s Caldecotte Lake and Blue Lagoon Park.

Where we work in MK7

From Middleton, Fenny Stratford and Kingston to its smaller places, homes across MK7 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in MK7, joints are cleaned back properly before anything new goes in.

Walton: For an older house near a landmark such as Church of St Thomas, walls and floors in older homes can move, and sealant and grout show it first. Schools such as Heronsgate School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Keep an eye on the corners, where splits start
  • Dry the bead with a towel now and then
  • Run the extractor fan during and after every shower
  • Clean with a mild bathroom cleaner and a soft cloth

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just call 0345 464 0079 or email us.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Leave it or put it right?

Sorting it now is quick: it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

Questions to ask before you book

  • What happens if the job turns out different
  • Whether they’re fully insured
  • How the surfaces are prepared before sealing
  • How much experience the applicator has

How we quote for bathroom resealing

The quote reflects the job in front of us. We take into account:

  • The number and length of the joints
  • Access and height
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What we need to know

When you call or email, it’s useful to know:

  • Pictures of the joints, sent by email
  • Whether it’s a home or a business
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, phone 0345 464 0079 or send us an email.

Why it fails

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Common reasons people contact us include:

  • Black spots spreading through the bead
  • Water escaping at the shower enclosure
  • Leaks into the floor or ceiling below
  • Cracked, shrunken or lifting silicone

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.

Does the resealing come with a guarantee?

Yes. Every job carries our 12-month guarantee, and we’re fully insured.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
