Our bathroom resealing service in MK6

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Typical jobs include shrunken sealant along the back of a worktop and leaks into the floor or ceiling below, on baths, kitchen worktops & upstands and basins & vanity units.

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How we quote

Around Woolstone

Locally, jobs take us to homes and businesses close to Campbell Park, Milton Keynes Academy and Shepherdswell Academy and the streets around them. Woolstone’s nearest station is Milton Keynes Central station, roughly 2.2 miles west of the centre. Bathroom resealing across MK6: local notes

Across MK6, from Oakgrove, Woolstone and Woughton on the Green outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in MK6, joints are cleaned back properly before anything new goes in.

Woolstone: Schools such as Shepherdswell Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Milton Keynes Central station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Working hours on commercial sites
  • How much there is to do
  • Whether the work is at height
  • Mould in or behind the old joints

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email and we will talk you through it.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few pictures by email, if you can
  • Roughly how big the job is
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Dry worktop joints after washing up
  • Use gentle cleaners on the silicone
  • Never pick at the silicone with a blade
  • Keep the fan on for a while after bathing

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Landlord and commercial work in MK6

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

If you manage several properties in or around MK6, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support
  • A leaking waste, trap or valve

MK6 questions

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages.
