Bathroom resealing in MK1: how it works
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across MK1. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Common call-outs are for leaks into the floor or ceiling below and lumpy, uneven sealant from a DIY attempt, across baths, sinks & splashbacks and shower trays & enclosures.
On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work normally takes a couple of hours for a single bath or shower.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.
How we quote
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Why clients in MK1 choose us
- Trusted Arbo and Everbuild sealants
- White, clear, grey or coloured to suit, where the product allows
- Sanitary silicone with an anti-fungal additive in wet areas
- Homes, businesses and hotels
How to get a quote
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.
What’s near Bletchley
Around Bletchley, our work takes us to homes and buildings near St. Mary's Church, Waterhall Park and Lord Grey Academy. You’ll also find Holne Chase Primary School (less than half a mile south-west) and The George pub (under half a mile south-east). There’s a railway station in Bletchley itself: Bletchley station. A little further out are Bletchley Community Hospital (under half a mile north-west) and Hangmans Hill (2.4 miles south-west). Open spaces near Bletchley include Newfoundout and Blue Lagoon Park.
Bathroom resealing across MK1: local notes
In MK1, bathroom resealing takes in flats, houses, rentals and businesses, from Bletchley, Bletchley and Fenny Stratford and Fenny Stratford to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in MK1 is planned around the forecast.
Bletchley: For an older house near a landmark such as St. Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Bletchley station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Leave it or put it right?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
What your quote should include
- When the joint can take water or movement
- Whether the sealant suits the joint
- Whether all the old sealant comes out first
- How the surfaces are prepared before sealing
Landlords, agents and businesses in MK1
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Use gentle cleaners on the silicone
- Give the silicone its full cure time
- Look for lifting corners and small gaps now and then
- Run the extractor fan during and after every shower
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Replacing the sealant early keeps the job small.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
When something else is needed
New sealant cannot fix everything, and we will tell you before work begins. Sealant will not put right:
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
- A tray or bath that is cracked through
Your questions about bathroom resealing in MK1
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Are you insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once.
Can you get rid of the black mould in my sealant?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
