About bathroom resealing in MK4
Across MK4, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for two layers of silicone, both failing and a joint torn by a bath that flexes, across shower trays & enclosures, basins & vanity units and wet rooms.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers and we leave things clean and tidy.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Local landmarks in Westcroft
Locally, jobs take us to homes and businesses close to Shenley Brook End School, Oxley Park Academy and Nut & Squirrel pub. The nearest railway station is Milton Keynes Central station, roughly 2.4 miles north-east. Well-known places in the area include The Holley/Cornelius Collection (2.3 miles east) and Bletchley Community Hospital (2.2 miles east). For a walk, there’s Furzton Lake and Blue Lagoon Park.
Bathrooms and kitchens across MK4
From Bletchley, Furzton and Westcroft to its smaller places, homes across MK4 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across MK4 is planned around the weather.
Westcroft: For an older house near a landmark such as St Giles's Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Milton Keynes Central station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
When it is not the sealant
It helps to know what we can’t do too:
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that is regrouting)
- Tiles that have come away from the wall
Looking after it afterwards
Aftercare is simple:
- Keep the fan on for a while after bathing
- Let new sealant cure fully before it gets wet
- Squeegee the walls and tray after use
- Move toiletries away from the joint
Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just ring 0345 464 0079 or email us.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Quotes for bathroom resealing in MK4
Your quote is based on your job. We take into account:
- Whether there’s mould to deal with
- Any working-time requirements on site
- The number and length of the joints
- The number of rooms or windows
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.
What we need to know
Before you ask for a quote, have a think about:
- Where the property is
- Any previous sealing or DIY work
- A few pictures by email, if you can
- The rough size of the job
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll take it from there.
Different surfaces, different methods
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
MK4: your questions answered
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
What colours of sealant can you use?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little.
Do you cover MK4?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes MK4.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
