Bathroom resealing for Shenley homes and businesses

Bathroom resealing in Shenley

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. If you’re dealing with sealant that has split, shrunk or peeled away and damp behind the bath or under the tray, we can help, on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks alike.

Being in a small place like Shenley makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

We stand behind the work with a 12-month guarantee, so you are covered after we’ve gone.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. In a small place like Shenley, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

When to call us in Shenley

Black mould is behind a lot of resealing. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone normally will not clean off.

Any of these means the joints need attention:

  • Shrunken sealant along the back of a worktop
  • Water escaping at the shower enclosure
  • Mouldy sealant that has gone black
  • Splits where the tray meets the wall

For site and facilities teams at buildings such as Christ the Sower Ecumenical Primary School (VA), washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What sealant work can’t fix

It helps to know what we cannot do:

  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Keep scourers and sharp tools away from the bead
  • Keep bottles off the sealant line
  • Open a window or run the fan so the room dries

Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom. For a village or hamlet like Shenley, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Preparing for the visit

  • Clear items away from the joints we’re working on
  • Let us know about parking restrictions
  • Keep children and pets away from the work area

Advice

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

When you call or email, these details help:

  • The address or postcode of the job
  • A few photos by email, if you can
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs

Shenley homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Shenley is part of Milton Keynes, one of the post-war new towns. With many homes dating from the post-war decades, plenty of bathrooms have been resealed or refitted more than once. New sealant won’t stick to old, so the old layers have to come out first.

Letting a property close to Milton Keynes Central station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around St. Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
