How bathroom resealing works in MK8
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are smears of silicone across the tiles and damp behind the bath or under the tray.
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Landmarks near Whitehouse
Typical jobs here are in homes near Whitehouse Primary School, Watling Academy and Church of the Holy Cross. For rail, the closest station is Milton Keynes Central station, about 1.7 miles east. A little further out are Central Milton Keynes Shopping Centre (2.7 miles east) and Milton Keynes University Hospital (3.4 miles east). Not far away are Lodge Lake and Blue Lagoon Park.
Bathrooms and kitchens across MK8
Our bathroom resealing work across MK8 covers homes, rentals and businesses, in Whitehouse, Shenley Church End and Bradwell and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in MK8, surfaces are cleaned back properly before new sealant goes in.
Whitehouse: If you live in an older home near Church of the Holy Cross, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Milton Keynes Central station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Different surfaces, different methods
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not torn the first time it’s used.
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
When something else is needed
New sealant cannot fix everything, and we will tell you before any work starts. It will not solve:
- Cracked or missing grout between tiles (that’s regrouting)
- Tiles that have come away from the wall
- A tray or bath that is cracked through
Quotes for bathroom resealing in MK8
For a quick quote, just ask. The main things that affect it are:
- How easy the joints are to reach
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Asking for a quote
Before you ask for a quote, have a think about:
- The address or postcode of the job
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
Want a quote for bathroom resealing? Please ring 0345 464 0079 or email us and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out.
Comparing quotes
- How long to leave it before use
- Whether they seal over old material or remove it
- How the colour is chosen
- What product goes in the joint
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Your questions about bathroom resealing in MK8
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
Do you cover MK8?
Yes, we do. Our applicators work in MK8, and the service is the same as everywhere else.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
