How bathroom resealing works in MK9

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Common call-outs are for damp behind the bath or under the tray and a bead that has pulled away from the tiles, across basins & vanity units, shower trays & enclosures and wet rooms.

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

What you will pay

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Getting a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Around Loughton

You will also find South Loughton Valley park (0.7 miles south-east) and Loughton Manor First School (under half a mile west). Bathroom resealing across MK9: local notes

Across MK9, from Loughton outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.

Loughton: If you look after a building such as Loughton Manor First School, we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Milton Keynes Central station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • Whether there’s mould to deal with
  • When we can work, for business premises
  • The type of sealant required
  • How many rooms, windows or areas are involved

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • How we’d reach the joints
  • Where the job is, and your postcode
  • If someone has resealed it before

For bathroom resealing in MK9, call 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and you’ll get a clear quote before work begins.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Aftercare tips

After the cure time, these simple habits help:

  • Do not let bottles sit on the bead
  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.

Why act early?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

Comparing quotes

  • Whether they seal over old material or remove it
  • What the quote includes, VAT included or not
  • When the joint can take water or movement
  • What happens if they find a problem under the old sealant

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
