External mastic in Loughton

External mastic for homes and businesses in Loughton

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. If you have water getting into walls through failed joints and movement joints with cracked, split or missing sealant, we can help, whatever the surface.

Houses in smaller places like Loughton can stand more in the open than those in a built-up town, so exposed walls and rooflines take more wind-driven rain. That’s where gutter joints and wall joints tend to fail first.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Subsidence or other structural problems
  • Cracked brickwork or render that needs a builder or plasterer
  • Failed render or damaged cladding panels

If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Joints and surfaces we work on

  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Render & cladding joints

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. A visit to Loughton is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

External mastic in Loughton: local notes

Loughton is part of Milton Keynes, one of the post-war new towns. Many homes date from the post-war decades and were built in phases, so whole streets can have gutters, trims and wall joints reaching the end of their life together. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For an older house near a landmark such as All Saints Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Milton Keynes Central station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. Schools such as Loughton Manor First School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Loughton is about 1 mile south-west of Milton Keynes, in Milton Keynes. Loughton is one of 73 places in Milton Keynes we cover for external mastic. We also work in Oxford, about 27 miles from Loughton.

Work in MK5, MK9 and MK8 is quoted and booked the same way as anywhere else. External mastic is available to properties on Leys Road, Lucy Lane and Church Lane and the roads around them. Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why deal with it now?

Water gets in through a failed movement joint and can run behind render or cladding. Resealing early keeps the job to the joint itself, rather than the wall around it. In an older home around Loughton, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

Loughton: your questions answered

Should the sealant in an older Loughton home be renewed?

Normally, yes, if it’s cracked, shrunk, mouldy or coming away. New sealant will not stick to old, so the old bead has to come out completely first.

Do you work for landlords with property near Milton Keynes Central station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.

What is a movement joint?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Is it OK to seal over old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you guarantee your work?

Yes. All our work carries our 12-month guarantee.

Can you match the colour of my brickwork?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin, matched as closely as the range allows.

Can a movement joint be filled with mortar?

No. Rigid materials can’t move with the wall. If it has already been filled, we can normally cut it out and reseal it.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Aftercare tips

So the new joints stay in good condition:

  • Fix overflowing gutters above sealed joints
  • Get split or bare joints resealed while the damage is small
  • Check the sealant is paintable before painting near it
  • Wash walls gently around the sealant

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

Landlord and commercial work in Loughton

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How the job changes by surface

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. We reseal them with a sealant suited to the panel material.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.
