Bathroom resealing in MK12: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We’re often asked to deal with lumpy, uneven sealant from a DIY attempt and leaks into the floor or ceiling below, on sinks & splashbacks, basins & vanity units and baths.
You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Bathroom resealing across MK12: local notes
From Bradwell, Old Wolverton and Two Mile Ash to its smaller places, homes across MK12 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in MK12, joints are cleaned back properly before anything new goes in.
Old Wolverton: Letting a property close to Wolverton station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Holy Trinity Church, walls and floors in older homes can move, and sealant and grout show it first.
Why it fails
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
Any of these means the joints need attention:
- Gaps between the worktop and the wall
- Leaks into the floor or ceiling below
- New sealant laid over old sealant that is now lifting
- Cracked, shrunken or lifting silicone
Honest limits
To be straight with you, there are a few things sealant will not fix:
- A tray that rocks until it’s re-bedded
- Cracked or missing grout between tiles (that’s regrouting)
- A leaking waste, trap or valve
Surface by surface
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
What affects the cost of bathroom resealing
The quote reflects the job in front of us. We take into account:
- How much there is to do
- Access and height
- Working hours on commercial sites
- Which sealant suits the joint
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we’ll go through it with you.
Asking for a quote
To help us quote quickly, let us know:
- A few photos by email, if you can
- Any previous sealing or DIY work
- Where the property is
- How we’d reach the joints

FAQs for MK12
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Where do you work from?
Mr Mastic is based in Crawley. We cover MK12 and the rest of Milton Keynes, along with the rest of our area.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
