About our remedial sealant in Old Wolverton

Getting old sealant out properly is slow, careful work. We cut out every layer, clear the residue and degrease the surfaces, taking care not to scratch the surfaces around it. New sealant only bonds to a clean, dry joint. If you have products that weren’t meant for the joint and sealant peeling off a dusty or damp surface, we can help, on failed movement joints, expansion joints and botched or over-sealed joints alike.

In a smaller place like Old Wolverton, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Big or small, it’s backed by our 12-month guarantee in Old Wolverton and across Milton Keynes.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Movement from fittings that aren’t supported
  • A tray or bath that is cracked
  • Older mastics that may need an asbestos check before removal

If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

Surfaces we seal

  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Report a tray that rocks or a worktop that lifts
  • Air the bathroom so the sealant can dry
  • Clean sealant with mild products only
  • Keep movement joints clear of mortar and paint

Give the new sealant its full cure time: generally around 24 hours, or as long as we advise.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

FAQs for Old Wolverton

Do you work for landlords with property near Wolverton station?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Is Old Wolverton within the area you cover?

Yes. Old Wolverton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you remove old sealant without damaging the bath?

Yes. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. Any existing damage is pointed out before we start.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or email us.

How long does the work take?

That depends on how many layers there are and how many joints. We’ll tell you before we start.

My shower still leaks after a reseal. Can you sort it?

Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, so we find that first.

Do you fix expansion and movement joints?

Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings. The product needed can limit the range.

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.

Windows & doors

Failed frame mastic is often hard, cracked and in several layers. We remove it all and clean back to sound surfaces before backing and resealing.

Remedial sealant in Old Wolverton: local notes

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. There are hotels and other places to stay in and around Old Wolverton. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Rented homes near Wolverton station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants. In the older streets around Holy Trinity Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What happens on the day

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. It usually takes a few hours, depending on how many layers have to come out. Parking around Old Wolverton is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. Once dry, a suitable sealant is applied and tooled.
  5. You get the cure time and our view on why the joint failed.

Getting ready for the visit

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What we’re called out for in Old Wolverton

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. At that point it has to come out.

The problems people normally mention when they call include:

  • Products that weren’t meant for the joint
  • Kitchen joints letting water behind the worktop
  • Leaks that keep coming back after resealing
  • Movement joints that have split or pulled away

Schools such as Wyvern School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

10 questions to ask before booking

What affects the cost of remedial sealant

Jobs vary more than people expect. The main factors:

  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • Access and height
  • How many areas need sealing

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

To help us quote quickly, please include:

  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
