How bathroom resealing works in MK15
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We work on basins & vanity units, baths and kitchen worktops & upstands, and common reasons people get in touch are leaks into the floor or ceiling below and cracked, shrunken or lifting silicone.
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, including the tidy-up.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.

What’s near Willen
We work in homes and buildings around Campbell Park, Ousedale School and Gyosei International School UK, among other places. Nearby too are Church of St Mary Magdalene (under half a mile south-west) and Willen Primary School (0.5 miles west). For rail, the closest station is Milton Keynes Central station, about 3.1 miles south-west. A little further out are Milton Keynes University Hospital (2.6 miles south) and Midsummer Place (2 miles south-west). For a walk, there’s Willen Lake and Little Linford Wood.
Bathroom resealing across MK15: local notes
Across MK15, from Middleton, Broughton and Oakgrove outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials.
Willen: If you live in an older home near Church of St Mary Magdalene, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Milton Keynes Central station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Don’t let bottles sit on the bead
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
- Wipe up water along the back of the worktop
In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
What affects the quote in MK15
We do not publish a price list, because jobs vary so much. The quote depends on:
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- The amount of work
- Which sealant suits the joint
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
To help us quote quickly, please include:
- A few pictures by email, if you can
- The type of property
- The rough size of the job
- What’s wrong with the joints now
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Honest limits
New sealant cannot fix everything, and we will tell you before any work starts. Sealant will not put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
- Cracks in the tray itself rather than the joint
Common questions in MK15
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Can landlords and businesses book you?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels.
Where are you based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
How much does bathroom resealing cost in MK15?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
