Our bathroom resealing service in MK20
It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on basins & vanity units, kitchen worktops & upstands and sinks & splashbacks, and the jobs we see most are a joint torn by a bath that flexes and a bead that has pulled away from the tiles.
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Pricing in MK20
What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

Where we work in MK20
Our bathroom resealing work across MK20 covers homes, rentals and businesses, from Caldecote to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in MK20.
Caldecote: If you live in an older home near Church of St Mary Magdalene, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Tickford Park Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
How we quote for bathroom resealing
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- How many rooms, windows or areas are involved
- Whether the work is at height
- The amount of work
- How much old sealant there is and how hard it is to remove
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- The type of property
- If someone has resealed it before
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Why act early?
Sorting it now is quick: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating.
Comparing quotes
- How the joint is cleaned and prepared
- When the joint can take water or movement
- Whether they’re fully insured
- How much experience the applicator has
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Run the extractor fan during and after every shower
- Clean with a mild bathroom cleaner and a soft cloth
- Keep an eye on the corners, where splits start
- Let new sealant cure fully before it gets wet
In a kitchen, don’t let water sit along the back of the worktop. A dry joint lasts longer.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it. Catching it early keeps it a simple reseal.
Honest limits
We won’t take on work that won’t last, so these are the limits:
- Water getting in through the grout rather than the sealant
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
MK20 questions
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you have insurance?
Yes. We are fully insured.
Is the work guaranteed?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Can you do several jobs on one visit?
Yes, we can. More than one area can go on one quote.
